At Philly Home Improvement, we specialize in professional drywall installation for residential and rental properties. Kevin L. in Pennsport, Philadelphia, needed to add a new bedroom to his Airbnb rental while ensuring soundproofing for guest privacy. This project required expert drywall, framing, insulation, and finishing to create a high-quality, durable partition that blends seamlessly with the rest of the home.

Scope of Work

To meet Kevin’s needs, we completed the following:
✔ Framed a new wall to divide the space into an additional bedroom.
✔ Installed fiberglass insulation to absorb airborne noise.
✔ Added two layers of 1/2" drywall with acoustic sealant between them to enhance soundproofing.
✔ Sealed gaps along the sill plate with acoustic sealant to prevent sound leakage.
✔ Installed a solid core door, improving both privacy and noise reduction.
✔ Spray-foamed the door jamb to eliminate air gaps.
✔ Installed baseboard trim and door casing, matching the existing trim for a seamless finish.
✔ Coped the inside miters for a tighter, more professional transition between new and existing trim.
✔ Color-matched and blended the paint using Sherwin-Williams Duration Interior Acrylic Latex, a durable, washable, and scuff-resistant paint.

Soundproofing Techniques Used

One of Kevin’s primary concerns was guest privacy, so we used multiple techniques to increase the Sound Transmission Class (STC) rating of the new wall and door.

🔹 Double Layer Drywall with Acoustic Sealant – This creates a flexible air gap, reducing noise transfer.
🔹 Insulation – Helps absorb mid-to-high-frequency sounds.
🔹 Solid Core Pre-hung Door – Solid core doors have a STC rating of 30-35 compared to the 20-25 of hollow core doors typically used in interior residential construction.
🔹 Expansion Foam in the Door Jamb – Eliminates small air gaps between the door trim and framing which sound can travel through.
🔹 Sealed Wall Gaps – Preventing airborne noise from leaking around the structure.

These soundproofing methods greatly enhance privacy, making the space more comfortable for Airbnb guests.
